There are a few ways that estate agents can do this -

  1. Sell more properties

  2. Sell higher-value properties

  3. Increase the fees charged

Most agents opt for increasing volume, i.e., they look to instruct as many properties as possible. But, if you consider the other two options, you could work less and earn more. When fees are charged as a percentage, simply increasing that percentage and selling the same houses will increase your revenue. Likewise, higher-value properties will return a higher fee.

Sounds simple, but how can you raise your fees?

It is likely that your company and all of the other agents in your area have charged the same fees for years. So often I hear that you could never charge more in your area, you would never get an instruction.

Keeping things exactly as they are could work. And change is often something that we feel apprehensive about. But, on your next valuation, you could just try saying a fee that is higher than you usually pitch. Perhaps the sellers will like you enough to say yes. But it is just as likely that you will not be successful.

Instead, consider adding to your proposal. By improving the service that you offer to a homeowner, you can justifiably raise your fees. The key is to ensure you can fully demonstrate the value of your service. If the homeowner can see clearly why your fees are higher than your competitors,
